We start by gathering data, everything from the clients needs and wants, to the site’s context and climate. We then take this information and begin a process of abstract and critical thinking. This is where the magic starts, when the iDEA’s begin to appear!
At some point of this process an iDEA will emerge, a simple concept that will effortlessly give birth to the project. It will be the soul and essence of what’s to come. This concept can manifest in a sketch, a maquette or even a poem.

By now we have a concept of what the project will be. In this phase we develop and fine-tune all details and aspects of the design. Representation tools such as 2D plans, sections, elevations and hand drawn perspectives will begin to bring the iDEA’s to life. This is where art and science meet.

At this point, the design of the project has been finished! This concludes the initial stage (4-to-8- weeks depending on the scale of the project), and translates to 1%-1.5% of the total cost estimate of the project. In this phase, with the help of photo-realistic imagery and virtual tours, we get to accurately experience the space before it is built. This opens the door to the next stage of the project. Permits and Construction Documentation (CD: 4%-6% of the total cost estimate).
